Includes a private kitchenette, a private ensuite WC/sink and a bed frame (ideally, occupant provides their own mattress). Occupants have access to a separate communal shower room in the main house.

Pricing & Security Deposit Single Occupancy: €600/month + €600 security deposit. Couple Occupancy: €800/month + €800 security deposit.

Utilities, Internet & Optional Extras

Electricity billed separately at 50% of shared bill total. Waste collection is billed separately at 50% of shared bill total. Historical period utility bills are available on request.

Optional Internet: High-speed Wi-Fi available as an optional extra for €15/month depending on demand and availability.

Optional Jacuzzi Access: Available as an optional paid extra per session, subject to availability, scheduled booking, and hygiene rules. This fee covers facility access and sanitisation; electricity consumption remains subject to the standard 50% shared utility arrangement.

Laundry Arrangements Access to the main house washing machine is provided on a restricted/scheduled basis. Alternatively, plumbing provisions are installed in the studio if the occupant prefers to supply and maintain their own personal washing machine.

Outdoor Access & Garden Rules Occupants have shared access to the patio area. Please note that designated sections of the garden are strictly reserved for active beekeeping and off-limits for safety reasons.

House Culture & Policy Quiet, clean and well-maintained residential atmosphere.

Smoking & Vaping Policy: Strictly non-smoking premises (including tobacco and cannabis). Vaping is permitted outdoors only, provided it is out of direct sight of the main residence, studio entrances and the owner.

Let under an owner-occupied Lodger Licence Agreement (not a statutory RTA tenancy).
